Where the pressure is

A lettings and block management business sits between landlords, leaseholders, tenants and contractors, with a contract for each relationship and a statute behind most of them: Section 20 consultations, fire risk assessment duties, service charge budgets, general meetings, the rules on eviction. Disputes about roofs, neighbours and unpaid fees arrive without warning, and most questions need an answer this week rather than a matter opened next month.

What we did

  • Section 20 consultation and fire risk assessment obligations, a special general meeting and a roof dispute
  • A neighbour dispute, eviction process guidance, contractor status, and debt recovery when fees went unpaid

Illustrative figures based on the pattern of work each client brings, not a statement of their account. A matter is one complete piece of legal work with a deliverable. Each illustration uses the plan indicated by the client’s size, and covers the period they have been with us rather than a projected year, with the plan’s matter allowance applied pro rata to that period. The Lawyerly figure is the published plan price for that period, plus our published fixed fees at that plan’s subscriber discount for any matters beyond the allowance. The comparison applies the Guideline Hourly Rate for a Grade C solicitor in London 1, £305 an hour from 1 January 2026, at an average of four and a half hours a matter. Guideline Hourly Rates are set by the courts for the assessment of costs and sit below commercial rates, so the comparison is conservative. Matter counts come from our case system, September 2026. Each client has approved the use of their name.
